Planning Commission for Tonight
Annexations
Three ordinances for 1) plan of service, 2) annexation and 3) zoning of
9.35 acres to Low Residential (LR) located at the northwest corner of
the Murfreesboro Road and Chester Stephens Court.
Rezonings and Rezonings/Concept Plans
Tywater Property - Ordinance to rezone 29.95 acres from Low Residential
(LR) to High Residential (R3) and approve the concept plan for Barclay
Place, located on Downs Boulevard at Willow Springs Drive. Staff
recommends postponement to allow more time to consider conflicts with
the city's newly adopted street standards.
Site Plans, Conservation Design Plans, Preliminary Plats and Final Plats
1. Avalon Square PUD Subdivision site plan for 122 dwelling units and
non-residential usage on 16.55 acres located at Cool Springs Boulevard
and McEwen Place. Staff recommends approval.
2.
Berry Farms Town Center site plan for 92 dwelling units on 18.55 acres,
located at Lewisburg Avenue and Peytonsville Road. Staff recommends
postponement to February to address landscaping, stormwater and street
standards.
3.
Berry Farms Town Center site plan for 65 dwelling units on 18.29 acres,
located at Lewisburg Avenue and Peytonsville Road. Staff recommends
postponement to February to address landscaping, stormwater and street
standards.
4.
Glen Echo Conservation Design Plan for 52 lots on 86.23 acres, located
at the termini of Echo Lane and Alpine Drive. Staff recommends
postponement to January due to incomplete submittal information.
5. Reelfoot Subdivision preliminary plat for 5 lots on 2.85 acres, located at 22 Riverbend
Drive. Staff recommends approval.
6.
Williamson County Schools Support Services Building site plan on 15.13
acres, located at 1771 West Main Street. Staff recommends approval.
Building Permit Report for November
For
the month of November the city issued 25 residential permits; this is
37% lower than in November 2006. There were also six non-residential
permits issued, up from the four issued in November 2006. For the
calendar year-to-date (11 months), there have been 544 residential
permits issued, 25% lower when compared to last year. There have been
54 non-residential permits issued in 2007, compared to 39 in 2006. To
date in calendar year 2007, the value of all new construction is up 51%
compared to calendar year 2006. Without question, 2007's year total
will be the largest value single year on record.
BOMA from Tuesday
The
Board of Mayor and Aldermen met in a special called meeting on Tuesday
to deal with some year-end issues, including the following:
1. Approved on final reading rezoning and concept plan for the Carrington, an assisted living
facility on Riverside Drive.
2. Approved on final reading rezoning and concept plan for 7007 Moores Lane, a mixed-use plan
of 6.52 acres on Moores Lane.
3. Approved ordinance to amend the effective date of the new Zoning Ordinance to July 1,
2008.
4.
Postponed until the March BOMA meeting the ordinance to authorize the
City Planning Director to adopt Administrative Regulations - this
administrative manual must track with the Zoning Ordinance.
