Look for the Nashville residential market to rebound from an inconsistent last quarter.
Early signs are pointing to a very good year in 2007. The Nashville residential market continues to struggle with a lack of GOOD inventory, so
if this is your target area give yourself a least 6 months for your search. It takes time to find a floor plan that will stand the
test of time. Keep in mind while looking, cosmetics can be changed at a somewhat reasonable price but floor plan modifications can not.
The townhome / condominium market continues to be strong and that trend will continue in
2007. My advice on purchasing for investment - stay away from Downtown. Although the developments have sold well initially, signs point to
investors as being the majority of the buyers. In a few years there likely will be more inventory than the buyer pool can handle. The locations that
I perceive will do well are the niche areas such as West End, HillsboroVillage, and 12th Avenue South; I think you get the picture. Please

In the most recent
U.S. Market Risk Index report, by PMI Mortgage insurance company, the only two Tennessee markets included in their study -- the Nashville and Memphis
SMSAs -- were among the LOWEST risk real estate markets (for home price declines) in the country.
Of the 50 largest
Standard Metropolitan Statistical Areas (SMSAa) studied, nineteen (19) markets face greater than a 50 percent chance that home prices will decline
within the next two years. The 19 markets include: 8 in California, 3 in Massachusetts, 4 in New York/New Jersey, 2 in Florida, 1 in the DC area, and

We tried The Red Pony in downtown Franklin. Great atmosphere, great energy, great service but unfortunately
our food was very mediocre.
I think we will give it one more try because it is such a fun place and hopefully
the food will improve.

Whistler...
is the Olympic site for 2010. It is beautiful and always has lots of
snow. Unfortunately the skiing was a bit hard for Nancy with many falls, but Marty had no problem!
Tennessee Tidbits:
- The Tennessee River is 652 miles long, while the
Cumberland River rolls along for 687 miles.
- The world's first antique mall was opened in Lebanon in the mid-1960s by Rusty Price.
- Knoxville, Kingston, Murfreesboro and Nashville have all served as state capitals.
- At 1,120 feet below the surface of Lookout Mountain, Ruby Falls is the deepest cavern in the U.S.
and boasts the highest underground waterfall open to the public. The 145-foot underground waterfall was named after Ruby Losey, the first woman
to see it.
