The Zillow Has Landed
The much-anticipated Zillow.com launched recently. It has been billed as the Segway of real estate portals and alleging
to be ready to roll over the "pedestrian" real estate agent. CNN Money reported - "Say good-bye to appraisers and possibly real estate agents".
The appeal comes in with the amount of data that Zillow is providing free of charge to consumers - information on over 60 million homes and
counting. Zillow claims they will ultimately have valuations and data on all houses.

I entered a search
for a neighborhood home on Zillow and found the following information on their site. Zillow estimates this home's value at $613,378 with a value
range of $496,836-$668,582. Holy Toledo! That value range is really a spread; in excess of $171,000 to be exact. I believe most
clients would find that range to be excessive. Additionally, Zillow states this home has five baths and 3,881 square feet.
Let's
set the record straight. This home has 3 and 1/2 baths and it's square footage exceeds 4000 square feet. It is currently on the market
for $949,000, and I know it will bring at least $850,000 in today's market.
A good realtor is very familiar with his market and always
uses neighborhood comparable sales within the past twelve months if available. Those comps are readily available for this property.
Zillow has gone outside the subject property's neighborhood to get market comparables as evidenced on their website. Why would they do that
when existing neighborhood comparables are available?
Competition and good information for consumers is good. Zillow has lots to learn
about evaluating residential real estate.

Tips For Preparing Your Home to
Sell
Your home has ONE chance to make a great impression with each potential buyer.
And it can! The following "Tricks of the Trade" will help you keep track of what needs to be done.
Curb Appeal:
- Mow lawn
- Trim shrubs
- Edge beds and walkways
- Weed and Mulch
- Remove mildew or moss from walls and walkways
- Remove stains from driveway
- Clean and repair patio and deck area
- Remove any outdoor furniture which is not in good repair
- Repair broken windows and shutters and replace torn screens
- Paint or stain the front door and touch up exterior paint
- Add a new front door mat and consider a seasonal decoration
- Make sure the doorbell is in good working order
Interior Tips:
- Add a fresh coat of paint
- Shampoo or replace carpet
- These 2 tips are important - so much can be accomplished with fresh paint and fresh or new
carpet
- Wash all windows
- Remove extra furniture, worn rugs and items you don't use.
- Make sure your kitchen and baths are spotless
- Stage your home- The large building companies such as Fedrick, Harris; Southern Land; etc. have
model homes for viewing. Why? Model homes sell houses! Most potential buyers can not visualize.
Time to show:
- Let the light in! Open all draperies and shades, turn on all the lights
- Smells can influence buyers. Make sure your home has a pleasant aroma and not a perfume cover

- Leave during a showing and take your pets with you
