Market Update

 

Many analysts are predicting that the worst of the credit crunch is over. However, lenders are continuing to tighten their guidelines. Fannie Mae, the country's largest holder of conforming loans has recently announced that their guidelines are changing and they will scrutinize borrowers' credit more thoroughly.

Many borrowers are having an issue with a property being located in a declining market. There is no clear set definition regarding what area in Cook or surrounding counties is designated a declining market as each lender interprets this differently. There are still a few lenders who allow financing up to 97% and do not consider Cook County a declining market. It is important for all borrowers to take this into account.
